The building, at the corner of Sandpits Road and The Wildings, is on the market with agents Hilton Smythe for £209,000 (freehold).
It has been put on the market as a retirement sale, the agents said.
The agents said the building is currently home to a fish and chip shop on the ground floor, currently leased out, and that the building as a whole has the potential to generate "good rental income".
Upstairs is the three-bed living accommodation, split over two floors, which the agents said has the potential to generate an additional rental income of around £5,400 per annum.
The living accommodation includes a kitchen and diner with modern units and range cooker, a hallway, a living room, under stairs office, three bedrooms, and a bathroom with shower.
The downstairs chip shop, which offers a large retail area and is kitted out with "all relevant" equipment, fixtures, and fittings, is leased to a tenant, the agents said.
