A very attractive and comfortable country property, set in large level gardens and grounds of 1.8 acres, together with a small barn, garaging and workshop, all tucked away on a small country lane yet easily accessible.

Situation and Description

This very attractive house is hidden away on a small lane yet offers very easy access to a wide range of facilities. Locks garage is within a few minutes drive and offers a wide range of goods and services including a post office. From here an excellent road network gives access to Hereford, Ross on Wye, Monmouth and Abergavenny, with local village services also available at Kingstone.

Stone Fern has been a much-loved home and is available to the market for the first time in 17 years. During this time, it has been much improved and extended and now offers very comfortable living accommodation throughout which includes oil fired central heating, oak framed double glazed windows and a well-planned kitchen. Outside there are large gardens and grounds to explore which extend to approximately one acre. In addition, a very useful small barn is currently used as a gym but would also make an excellent home office or annex, subject to approval. There are a good range of other outbuildings which provide garaging and workshop space, as well as a former hard tennis court.

On arrival a part glazed oak front door leads into an enclosed entrance porch with slate floor and a further door to a good-sized reception hall, with oak flooring and useful built in double cupboard. There is a study/home office off to the left, which provides a quiet place to work. The sitting room has a fireplace with fitted wood burner, a window to the front and double doors to a wonderful oak framed garden room which is the most recent addition to the house. Full of light and space it enjoys a lovely outlook over the sun terrace and gardens and has bi-fold doors, a vaulted ceiling, and a freestanding wood burner for those chillier evenings. Wrapping around the side of the house it also gives direct access to the kitchen/breakfast room, which along with the garden room, creates the main hub of the house.

The kitchen is well appointed with a range of fitted cupboards and drawers, including a pull-out pantry cupboard and a number of fitted appliances including dishwasher, gas hob, oven and oil-fired Rayburn. There is a small utility area, cloakroom and rear porch with fitted boot cupboard.

From the reception hall a staircase leads up to the first floor where the main bedroom has an extensive range of fitted wardrobes, an en suite shower room and an outlook to the front over farmland. There are three further bedrooms, all well-arranged, and a family bathroom with all the usual fittings and access to a walk-in airing cupboard.

On the opposite side to the drive a small stone barn (21 7 x 12 10) provides very useful additional space and is currently used as a gym. It has doors to the front and rear, power and lighting, a vaulted ceiling and could also double as a studio or home office. Adjoining the barn is a useful garage 16 9 x 8 6 and a double carport 16 5 x 16 10. To the rear there are a number of garden stores including a workshop 18 x 13 .

The gardens and grounds then form a particular feature of the property and extend to approximately 1.8 acres. There are lawned areas leading from the house with a large sun terrace with pergola, an array of herbaceous borders, a water garden and summerhouse. A separate vegetable garden provides home produce, as does a small orchard. Along one boundary mature trees create a pleasant wooded glade, creating a haven for wildlife, and then sweep along one boundary to an enclosed former hard tennis court and the outbuildings. A separate small wooded enclosure then offers space for chickens etc if required. All in all, Stone Fern is very versatile, and viewing is strongly recommended.

From Hereford proceed south west on the main A465 towards Abergavenny and after approximately 4 miles turn right at Locks garage onto the B4348 towards Peterchurch, Kingstone and Thruxton. Continue for approximately half a mile bearing left at some farm buildings and after a narrow section of road turn right onto an unmarked lane, immediately after a white cottage. Stone Fern will be found on the right-hand side after approximately 300 yards.
