Location & Description

Riseford lies some 3 miles south-east of Ross-on-Wye town centre in a tranquil position, enjoying a rural outlook to both front and rear aspects. It is the rear aspect which in our opinion is the greatest attribute of the property. Mature and varied gardens, looking out towards the private paddock of circa 1.25 acres will provide any prospective purchaser the versatility to keep livestock, grow produce or simply enjoy the opportunity of owning your own piece of countryside.

The bungalow sits centrally in the mature gardens which have been lovingly landscaped over the years by the current owner and include various species of tree together with a pond complete with waterfall which provides a thriving habitat for an array of wildlife.

The property offers a large area of living space including a delightful master bedroom with patio doors opening straight out into the garden, together with large en-suite. The conservatory offers the ideal spot to sit, relax and enjoy the views with adjoining potting shed style area providing a most practical garden working space.

In detail the property comprises:

Outside

At the point of taking these details I am stood in the doorway of the conservatory, looking out across the garden with pond, waterfall and paddock beyond. On this lovely early summer day, in my opinion, this is where you will fall in love with the property.

Stepping out from the conservatory is a small slabbed patio area with flower borders, steps lead down to the Main Lawned Area with a most attractive Irregular Shaped Pond with mature planting including lily pads and extremely well stocked variety of fish. As mentioned earlier there is also a waterfall bordered by various species of plants. Even the trees in this garden have benefitted from topiary, with one cut into an attractive helta skelta shape, another cleverly cut into what the vendor calls the ‘chicken/dog!’ Together with Monkey Puzzle tree, the whole garden has a variety of mature shrubs and trees which cannot be created overnight, this gives an ambience to the property and creates a perfect area for sitting out and relaxing in the peace of the country on a summer’s evenings.

To the top end of the garden is a long flat lawned area which leads around the front of the property to the entrance gate and driveway. At one end of this is a large metal shed which requires some tlc but is of approx. Dimensions 12’ x 8’ and represents a good sized base for a storage area. Although currently grassed, this section for someone with multiple vehicles, perhaps a Camper Van, caravan, trailer or horsebox would make an ideal additional parking area to the property.

From the entrance gate is a Sloping Tarmac Driveway leading to the:

Garage (21'6 x 17'7)

With remotely operated, electric garage door and sufficient length for a vehicle plus work benches to the rear.

Continuing around the front of the property is a further lawned area and mature trees shrubs.

The Paddock

Accessed via a field style gate from the main garden, with additional access from a shared access way to the side of the property. Being of overall area approx. 1.25 acres and being a substantial asset to the property. This paddock gives someone the opportunity to perhaps keep a horse, sheep, goats or other similar livestock. Perhaps a keen gardener or someone wanting to be self-sufficient could grow their own vegetables and potentially keep themselves supplied with fresh produce throughout the year. For those who do not have the desire, purely the amenity factor itself of this land is of significant benefit, knowing that the land belongs to you and therefore having the peace of mind, that without your doing, will not be developed. One side of this paddock is bounded by various species of mature tree, again adding ambience to the property.

Services

Mains water and electricity are connected. Private drainage. Oil fired Rayburn which runs both hot water and radiators. Fibre to premises broadband.

Shortly after the 40mph ‘Walford’ signs, on the corner, take the turning to the left and proceed along the lane for just over half a mile, taking the second right hand turning sign posted ‘Ruardean’ ‘Deepdean’. Travel along this lane for approx. 1.2 miles passing ‘Paddocks Farm’ approximately halfway along and a little further ‘Deep Dean Cottage’, this is the last marker on this side of the road before Riseford. Continue along the lane and just before you reach the brow of the hill, are a pair of driveways on the right-hand side, marked by our sale board. Riseford is the right-hand gate and is a relatively tight turning so please take care when making this manoeuvre.
