Property description

On arrival you drive or walk up the tarmac driveway which leads to the extensive parking area and steps with wrought iron balustrade lead to the front door and continues to the side gate. Once through the front door you have a door leading down to the cellar with power and light and a door leading out to the front. Stairs rise to the left and a little further on is the L shape sitting room with decorative fire surround with a wood burner style gas fire, patio doors to patio and a useful area suitable for a desk and computer. Continuing back through the hallway is the dining room or study which opens out in to a second sitting room with wood burning stove and bay window over looking the front and Ffrydd Wood across The Cwm. Through the door you enter the very large kitchen/dining room with ample work tops and kitchen cupboards and a large walk in airing cupboard. To the rear is a very useful utility/boot room with access to the patio and a cloakroom.

On the first floor are the three bedrooms all taking double beds and with an en-suite bathroom to one. Then there is another bathroom but the bath has been removed and a large drenching walk-in shower cubicle installed. All the windows are double glazed as are the majority of the external doors and all complimented by a Worcester gas boiler supplying heat and hot water to a pressurised system.

Outside

Firstly there is the aforementioned tarmac parking area providing parking for numerous vehicles and to the front is a small lawn with hedge providing screening and privacy. (please note the garage located at the front left of the driveway does not belong to this property). Gated access leads to the rear courtyard patio that is an absolute sun trap and incredibly private and is enclosed by mixture of fencing and brick wall. Steps lead to the raised lawn garden, additional patio with pergola and large block and rendered garden shed. There is also a rear gate leading out on to a green lane giving useful access.
