Bark House has a unique history and connection to the River Wye and, as a consequence, has the benefit of a private mooring and stone jetty in addition to extensive fishing rights which extend beyond the boundaries to provide license for game and coarse fishing at five other locations. The house name originates from the 18th century, from when, bark carrying barges were towed along a tow path and the bark unloaded at the property before being transferred for local mill use. Remnants of the storage area are still visible but, more importantly, the stone built jetty is still very much usable and rights allow the owners to use it for their own purposes. These rights extend to the private fishing along the stretch of water parallel with the property which has been in the same ownership for nearly 30 years. When including the benefits mentioned above, we believe that a small commercial enterprise may be possible, such as canoeing, fishing and from the wonderful decking, a small tea/coffee facility or holiday home renting possibilities such as AirBnB (STP).

Property description

From the large parking area, you can either enter the house from the rear across the deck or off the lane through the garden gate to the main entrance porch. Traditionally, access has been through the rear kitchen door wherein lies a cloakroom ahead and entrance to a modern fully fitted kitchen containing a large window overlooking the garden and a stable door to the house front. A further doorway leads into the dining room, a dual aspect wood burner providing heat to both rooms; the dining room having the benefit of a front window and a pair of french doors leading to the deck. Upstairs access can also be gained here and, through a doorway, to the porch, cellar and main living room. The property has numerous areas designated to different activities. The outside space follows the north to south running river line and can best be perceived on three levels. The upper contains the south facing kitchen garden and house with decking along its length. Moving north from there lies: the large car park; two lawn areas with apple trees; a patio garden with greenhouse, followed by raised vegetable plots with shed and further fruit trees, the whole being enclosed with hedging, fencing and walls. This area is level and would be suitable for the erection of a summerhouse or lodge (STP). The second level runs from the kitchen garden to an area containing both an under-decking storage cupboard and boat store. Opposite are steps down to a fishing platform. From the top of the stairs fish can often be seen in the clear waters below. Leading from the canoe area, a lawn leads to the old bark storage walled remains and steps to the car park and further orchard with apple and plum trees. To the centre of this level are steps leading down to the third level containing a riverside pathway and further steps leading to extensive mooring and jetty facilities stretching out into the River Wye. Along the riverside property length are a variety of willow, nut and other trees which provide extensive opportunities for the wide variety of birds that reside there.


The property is positioned approximately 0.25 miles from the centre of Hoarwithy village with it's thriving village pub and small shop. The area is popular with walkers, kayakers, canoeists and fishermen. The market town of Ross on Wye is 4 miles to the south and offers a comprehensive range of schooling, shopping and sporting facilities. Ross provides an excellent hub of transport links to the rest of the country with the M50 extending northwards to meet the M5, a 30 minute drive, and and good dual carriageway reaching down to the M4 in 40 minutes for onward transport to Bristol, South Wales and London. Hereford, a cathedral city, is around 8 miles to the north and offers yet more amenities including a train station providing access to London, Manchester and all the major regions.
