Stunning modern country home with views to the Malverns

The nearest primary school can be found in the nearby village of Leigh Sinton, with further state and private schools in Worcester and surrounding areas. The cathedral city of Worcester is close by offering an excellent range of shopping and leisure facilities. Fallowfield House is a highly impressive individual country house, built by the present owner to exacting standards in 2008. The property is an oak frame construction, with high vaulted ceilings through much of the building and creating some really dramatic living spaces. The orientation of the building maximises the wonderful views towards the Malverns and the countryside around. The two storey open fronted oak porch leads through into the vaulted galleried reception hall, which has a limestone tiled floor leading through into the dining area. A glazed wall to one side leads through into the luxuriously appointed kitchen breakfast room with central island with Corian worktops, deep pan drawers, double oven, ceramic hob with extractor above and integrated larder fridge. French doors lead out to the patio beyond, and to one side a door leads into the well fitted utility room, which incorporates the plant room. From the reception hall double doors lead into the dramatic double height garden room, with exposed oak frame and extensive glazed panels framing the distant views. The ground floor area combines to make an extremely good entertainment space. Completing the ground floor accommodation are two double bedrooms both with double aspect, and a well appointed bathroom. The oak stairs with glazed panels rise up to the impressive vaulted galleried study landing with exposed oak beams and a glazed picture window through the top of the garden room to enjoy the distant views. It is fitted with an oak floor and could be adapted to a further sitting area or play area to suit. Whilst the study landing is currently galleried, the design of the building allows for a floor to be fitted above the entrance hall to create an additional bedroom 5, if required. A door leads through to the first floor sitting room, another impressive vaulted room with wood burning stove in one corner, double doors to a Juliette balcony, and above which there is a mezzanine floor which can be accessed through the adjacent bedroom/craft room, and which could be adapted to suit requirements. The adjacent bedroom has a well fitted en-suite shower room. On the far side of the galleried study landing, a doorway opens into the superb master bedroom suite, which is double aspect with double doors leading onto a balcony with views to the Malverns. This room is also vaulted and has a door to a large en-suite shower room with Velux window and large double shower cubicle with tiled walls.

To left of the main house is the detached oak framed garage featuring a double garage with adjacent carport. At the rear of the garage is a WC and there is an internal staircase leading up to the first floor room above. There may be potential to convert this to a useful annexe/ancillary accommodation subject to planning permission, making for a very versatile space.

On the opposite side of the drive is a slope down to a concrete yard in front of the large utility barn, having two openings, hit and miss boarding and a large store to the one side.

Grounds and Gardens

The property is approached from Chapel Lane down a beautiful tree line shared driveway leading to the private entrance on to the expansive gravelled driveway providing plenty of parking. The drive is flanked by some beautifully maintained lawns with mature shrubs, flower borderers and specimen trees creating a wonderful sense of arrival. There is access to both sides of the property leading through to the superb rear garden which is south facing and which has been beautifully laid out by the present owners which has the theme of circles running through it. There is a terrace to one side which leads through to the gravelled pathway and the impressive central feature being the rill and fountain. This area is flanked by lavender and flower borders with a further sitting area to one side leading through to the grass topped mound with walkway around leading through to the timber shelter in one corner. The gardens open out onto neighbouring countryside with a lovely open aspect. A post and rail fence divides the gardens from the adjacent small paddock, which has been planted with a variety of fruit trees to create a lovely orchard with wildflower meadow below and with paths created throughout. Beyond this is a small paddock with composting area. In all the land extends to 0.96 acres (0.39 ha).
